This is number one, because this is where it all starts whether you are buying or selling! This is also the number one mistake most sales people make - they fail to listen.
By effectively listening, I can genuinely determine your personal goals and prepare a strategic plan that will assist you in becoming successful.

You can’t get the facts without listening, and without it you can’t package a product and expect people to buy and pay full price. I don’t see myself as a salesperson. I merely package the facts, and present them in a manner that allows an investor to make an educated decision. I believe everyone has the potential to be a successful buyer; they just need the facts packaged properly. In your career as in investor you will need to become both a buyer and a seller. In an ever changing market, this is a very important element! Having the ability and the tools to get in and stay in front of your target market is imperative to your success.

1st Word-of-mouth is the most important and the most cost effective method. I have an extensive network of clients, past clients, and co-brokers in-state and out-of-state to draw from.




2nd I immediately expose your property to 25,000 hungry agents on the NWMLS, 4,375 agents that belong to CBA. I’m also putting it on the CBA web site which gets approx. 500,000 unique visitors each month, Your property will be on Loopnet which is a nation wide Commercial listing service with 3 million registered members and approx 910,000 unique visitors each month. In addition your property will be marketed with The CoStar Group which exposes your property to 1.2 million unique visitors quarterly and 400,000 prospects that you won’t find on Loopnet.
These tools are getting you maximum exposure right out of the gate!

 The Northwest Multiple Listing Service
 CBA - Commercial Brokers Association.
 Loopnet .com a Nation-wide multiple listing service designed just for apartments and commercial real-estate.
 CoStar- Nation wide multiple listing service specifically designed for multifamily and commercial properties.


3rd I also use the following secondary marketing tools on a daily basis:

 Your property will have its own personalized website that can be found by all search engines.

 I immediately expose your property to my personal e-mail database of over 3000 and growing daily of investors, property owners and potential buyers that are always looking to by in there area.

COMMUNICATION

The old saying “no news is good news” does not apply in real estate. I communicate with my sellers weekly on market conditions, what is selling and at what price, what our competition is doing, and what am I doing to market your property.

I believe that sellers and buyers need to be continually informed of changes in the market.
If you are a buyer you should know when a new listing comes available. I want my clients to be the first to accept or reject it. If I am marketing your property to sell and a new comparable becomes available, we need to see how it may hurt or help us and capitalize on it.

It is imperative to continually follow-up with potential prospects for your property, and keep the facts in front of them. They forget, and your property may not be the only one they are considering. In my years of selling real-estate and talking with clients, communication is the number one disappointment clients have when dealing with real estate agents. I don’t like to disappoint anyone!



KEY ELEMENT #5

NEGOTIATIONS

Negotiations are, with out question, a key element in buying or selling real estate. This is where sales experience prevails. Throughout my years of selling real estate, one thing rings true.
In order to have a successful transaction, it must be a win-win situation for all parties involved, and that takes a great negotiator who can find the win-win and read between the lines to get the buyer or seller whom ever I am not representing to communicate how this is a win for them. The problem with a lot of real-estate agents is that they don’t know how to communicate the win solutions to their clients. My specialty is communicating to the other parties’ client why our approach is a win for them.
I have learned to listen and focus on the facts that support our price, and offer it to the clients as a “good deal”. I believe I have the ability and experience to stand back and listen to both sides, point out the pros and cons of each party’s expectations, and make a non-biased presentation to all decision-makers. After all the dust has settled, we will have reached our goal of a win-win situation!
